Description:
The foundation systems were designed based on geotechnical reports that underestimated the total amount of heave potential in the soil, which led to upward and inward movement of the caisson foundation systems, flatwork, patios and porches.

Project Scope:
• 30 homes
• Remove and replace all backfill material; civil repairs including grading, drainage and exterior perimeter drains
• Replace all foundation caissons with micro-piles
• Excavate crawlspace and install interior perimeter drains
• Install vapor barriers and ventilation systems
• Install structural steel/concrete floors; I-beam lateral supports and beam welding
• Remove and replace structural porch and patio, basement slab, driveway and sidewalk

Description:
Poor drainage and high water table caused the soil under the basement structural floor to heave. After further investigation it was also determined that the floor was not properly built, steel support posts were not properly sized, basement soffits were poorly constructed, and the sewer main was crushed. These issues were creating cosmetic damage throughout the house.
