Effective preconstruction planning is the cornerstone of a successful construction restoration project. Our approach is to serve the client as a reliable source of current, complete and accurate information that enables informed and well-guided decisions. When this 13-story building was in need of repairs for 110 elevated concrete balconies, we were there to help. For the team at ASR each project has its unique challenges, but no project is too big or too small. With the large scope of this project, the challenge was phasing the project efficiently and minimizing inconvenience.

Before starting the restoration and waterproofing, we worked with a team of engineers to provide engineering design for the exterior scaffold system and roof-rigged davit system. The phases for this project included removing and replacing balcony partition panels and performing an acoustical testing of each elevated balcony slab and slab soffit.

From there we completed partial-depth and full-depth balcony slab repairs, used a shot blast on the balcony slabs and installed BASF MasterSeal deck coating. To finish the project, we installed a paint system for the exterior metals including the balcony edge beams, steel elements and the partition panels.

No project can be successful without the highest level of communication between the client, design professionals, inspectors, residents/tenants and the contractor. We’re thankful the building management team assisted us with resident coordination and hope to work with them on future projects.
