scope:
ASR Companies was contracted to perform waterproofing on 11,000+ square feet of balconies at a high-rise condominium in the heart of downtown. The crew removed and reinstalled more than 11,000 square feet of concrete pavers, replaced 11,000+ square feet of waterproofing, and installed 3,000 linear feet of kerf cuts—thin, shallow grooves (about half an inch wide and deep) sawed into the concrete to help control cracking and extend the life of the surface. All of this was completed with limited balcony access through individual units, requiring close coordination with the property manager and clear communication with homeowners to minimize disruption.

- Remove Waterproofing on balconies
- Install new cold applied PUMA (polyurethane methacrylate) waterproofing system
- Remove and replace concrete pavers
- Perform Kerf Cuts to extend the life of the new surface
Challenges:
- Working in occupied spaces in a busy part of downtown Denver
- Accessing each balcony through finished spaces.
- Homeowner coordination; 11,000+ sqft of balconies to repair across 36 units
- Perform intricate repairs in a high-rise building with limited space for work and material
- Flood cutting stucco and other building materials per Engineered plans. Replacement of materials to blend with existing building envelop.
