ASR Companies was engaged to perform a full reconstruction of the clubhouse of a Denver HOA community, an 8,500‑SF, three‑level HOA facility in Denver, after an insurance‑covered loss. Our team led a complex claim process on the owner’s behalf and established that a full plumbing system replacement (domestic and boiler) was the only durable solution, preventing recurring failures that piecemeal repairs would have left behind. Concurrent work spans electrical repairs and complete interior finishes, ensuring the clubhouse returns to service stronger and more reliable than before.

The Challenge
Following an insurance‑covered loss, the clubhouse experienced breaks throughout the entire plumbing system, including the underground drainage located beneath the basement slab. Initial concepts to repair select sections would likely have left the HOA exposed to continued failures, elevated maintenance costs, and disruption.
ASR’s Solution
Replace, don’t patch. After assessing the extent of damage and risk, ASR determined that full replacement of the plumbing system, domestic lines and boiler, was the only acceptable, long‑term solution for the HOA. We represented the client in detailed negotiations with the carrier to set scope, coverage, and fair cost of replacement, ensuring the project was properly funded to be done right the first time.

ASR was contracted to perform a full reconstruction and interior rebuild across all three levels of the clubhouse (approx. 8,500 SF), including:
- Plumbing: Full replacement of domestic and boiler systems; underground drainage repairs beneath the basement slab
- Electrical: System repairs as required by damage assessment and current standards
- Building Envelope & Interior: Insulation, drywall, paint, flooring, carpentry, cabinetry, countertops, tile, fixtures, and finish installations to restore the clubhouse to pre‑loss (or better) condition
Insurance Advocacy
The claim process was particularly complex. ASR navigated the insurance claim on the client’s behalf, clarifying scope, validating costs, and aligning coverage, so the HOA could secure fair and proper funding for comprehensive repairs and a durable plumbing solution.

While final outcomes will be captured at project close, the project is tracking toward:
- Long‑term reliability via full plumbing replacement vs. patch repairs
- Reduced future disruptions and maintenance exposure for the HOA, driven by comprehensive scope and quality assurance (anticipated at close).
